Retail Investors Return as Deal Activity Accelerates
Big investors are pouring money back into shopping centers, and that momentum could make 2026 an even stronger year for retail real estate sales than 2025. After years of uncertainty, retail properties are attracting attention because they’re largely full, generating solid cash flow, and facing very little new construction — which supports rents and values. U.S. retail sales volume jumped 26% last year to $71.6 billion, with a growing number of $100+ million deals, and institutional buyers and REITs are bidding aggressively again for the first time since before 2016. Grocery-anchored centers remain the most popular, but interest is expanding to strip centers and power centers as well. With steady pricing, competitive lending, and investors shifting out of weaker sectors like office, retail is now viewed as one of the more stable and better-performing asset classes — setting the stage for increased deal activity this year.

Affordability Concerns: Income & Rates Lead the Conversation
A recent December 2025 survey from Bright MLS of more than 3,200 adults found that most Americans believe housing affordability challenges are driven primarily by stagnant incomes and elevated mortgage rates, not just a lack of supply. About 55.5% of respondents said people simply don’t earn enough to afford a home, while 50.1% pointed to mortgage rates being too high, reflecting the rapid rise in home prices since 2020 and the subsequent jump in borrowing costs. While 43% acknowledged that too few lower-priced homes are being built and nearly 25% cited a shortage in desirable locations, concerns about supply ranked behind income and financing costs. Older respondents were more focused on insurance and property tax expenses, while younger buyers emphasized location. Notably, only about one-third blamed investor activity, highlighting that for most consumers, affordability feels more like a math problem — wages versus monthly payments — than a housing inventory issue.
