Short-term rental regulations

Ordinance 2025-23(b)am imposes restrictions on short-term rentals (STRs) in the City and Borough of Juneau (CBJ). Here are the details that potential hosts should know:

Eligibility

  • Definition: An STR is defined as a residential dwelling unit rented, leased, or advertised for occupancy for fewer than 30 consecutive days by the same occupant.
  • Exemptions: Hotels required to keep a register under CBJ Chapter 20.10 and pursuant to CBJ Chapter 69.07 are exempt from STR registration requirements.

    Permit requirements

    Under the Ordinance, anyone who intends to host short-term stays (fewer than 30 consecutive nights) in Juneau is required to have a CBJ issued registration number prior to operating or advertising their short-term rental. Your registration number must be displayed on each short-term rental listing on the platform. Applicants will need to meet the following requirements:

    • Registration: Hosts can register online and instantly receive a permit or download the registration form and submit by mail or email.
    • No permit fee: There is currently no fee to register.
    • Alaska Business License: STR operators are required to have a valid Alaska Business License.
    • Business Registration for Tax Purposes: Operators must register their business with the CBJ Sales Tax Office to collect and remit sales tax (5%) and hotel-room tax (9%) on the nightly room rate. This is separate from STR unit registration.

    As a host, you need to understand and abide by other contracts or rules that bind you, including co-op rules, HOA rules, or other rules established that may prevent you from applying. You should be able to find out more by contacting the City and Borough of Juneau.
