* Roof area: footprint × pitch factor (1.25) — good for moderate pitch roofs; use truss layout to
refine.
* Concrete & steel unit rates: include labor, formwork and basic curing where rate type stated;
reinforcement kg is estimated from typical reinforcement density for beams/slabs/columns of this
type (2,500 kg). For strict certification you should provide bar schedules or CAD to extract exact
steel tonnage.
* Allowances & provisional sums: included where drawings omitted small but essential items
(e.g., additional concrete fills, lintels not fully dimensioned, extra mechanical works).
