SPECIFICATION OF THE WORK:

1. Sub Structure:
 Using Framed Structure With RCC [Link] mix using Column and Column
footing with proper Reinforcement (Refer structural drawing ) using ISI
TMT bars Fe 500 Fe 550
 Depth of foundation 4’0”deep from Natural Ground level, and 2” thick
sand filling over than 4” thick of PCC [Link] mix ratio one layer of all
columns footing and plinth beam laying on PCC [Link] mix ratio one layer
placing on plinth beam over PCC after concrete with proper steel
reinforcement (Refer structural drawing ) and above Natural Ground level
at parking floor -1’6” height, from floor level 1’6” height.
2. Super structure:
 BRICK work using in 9” thick for main wall in CM 1:7 mix and Partition
wall 4½” thick wall CM 1:5 mix & Parapet wall 2’6” height and Ceiling will
be Height of 11’ 0” from PCC to Roof bottom.
3. RCC Lintel:
 RCC Lintel if using RCC [Link] mix ratio, and 6” thick with reinforcement .
 Main rod 8mm -4 nos, stirrups 8mm@8” c/c.
4. RCC Sunshade and Loft:
 RCC Loft and Sunshade will be provided 2’0” wide and 2” thick and Loft
will be 2’ 0” wide and 2” thick concrete using RCC [Link] mix ratio with
reinforcement main rod -8mm @6”c/c ,distributer rod 8mm @ 6” c/c.
5. Roof slab:
 RCC Roof Slab and Roof Beam using RCC [Link] mix ratio with proper using
reinforcement of ISI TMT bars Fe 500 steel ,

 Roof beam:
 Main reinforcement 12mm -5 nos
 Stirrups 8mm @6” c/c

6. Doors and Windows:


 Main door: teak wood used for frame work of section 5”x3” size shutter are
paneled with shutter frame of section 7”x1 ½”in vertical and horizontal
members panel planks are 1 ½” thick teak wood with necessary cuttings
and glovers ,hardware and fixtures such as hinges, tower bolts, all drops,
stopper handle ,lock are made in brass. Rs/-5000. (extra costing, if extra
fittings& decorative work as per client requriment )
 Others door : country wood door frames made of 4”x3” section with flush
door shutter 32mm thick(Rs-2200/- per door) with necessary aluminum
coated anodized hardware and furniture fixtures. (extra costing, if extra
fittings& decorative work and door lock as per client requriment)
 Windows :Grill attached from window 12mm six space rod grills will be
provided .shutters 3”x1 ½” with 3mm pinned glass, and aluminum powder
coated fittings.

 The number of Doors, window, ventilators and size refer to drawing.

7. Plastering:

 Ceiling plastering will be of 12mm thick with cm, 1: 4 mix with sponge
finish ( one cement and four sand)

 All interior brick wall surfaces are will be plastered 15mm thick with
cm1:6mix with sponge finish.
 All exterior wall surfaces will be plastered 18 mm thick with cm1:5 mix with
sponge finish.

8. Electrification:
 Complete concealed wiring with ISI copper wires. (million,polycab)

 Metal box with Plate switches will be provided.(switches per nos 15 Rs/-
only)

9. Plumbing:
 Complete concealed pipelines ( CPVC pipes ) inside the building and open
pipelines in ( PVC pipes ) outer areas.
 Over head tank 1000 liters capacity form Ganga tank
 Homeco,prayg carryon or equivalent pipe fittings will be provided
 Ewc Rs: 2500.00 per nos
 Wash basin:Rs500 per nos
 Iwc :Rs1500per nos
 floor mounded closets in attached toilet ,and IWC closet in common toilet.

10. Flooring & Tiles:


 Living & Dining , Kitchen, verandah, and bed rooms are using vitrified
Double charged tiles (2’0” X 2’0”) Rate –50 [Link]
 Portico tiles anti-skid ceramic tiles – Rate – 35 [Link]
 Wall Laying of glazed tiles up to7ft height in toilets (12” x 18” size) – Rate-
38 [Link]
 Flooring in toilets will be of anti-skid ceramic tile finish. (1’ x 1’– 35 [Link]
 Kitchen granite –Rate(per 110sqft)
 Kitchen sink –S S sink(18”x24”)Rs 2200/-

11. Painting:

 a. All the inner wall and ceiling will be painted using (asian& jsw) two coat
of Putty and one coat of primer with two colour [Link] per liter cost
Rs 180/-sft
 b. Exterior walls will be finished with one coat of primer and two coat of
Exterior Paint with suitable [Link] per liter cost Rs160/-
 c. joineries
1. Main doors - Polish work
2. Other doors - flush door
3. Window frame & shutter: apply one coat wood primer, two coat
chock powder putty and two coat Enamel paint.

12. Weathering course:


 Chips and mortar finish for required slope.
 Parapet wall will be constructed to an [Link] 2'6”.

Detail Rates for different works:


1. Roof area rate for Ground Floor: Rs.2000.00/ [Link]
