GENERAL SPECIFICATIONS ___ ____

PROJECT : Proposed Three Storey Residential Building


with Roofdeck

LOCATION : Brgy. 5 SALUGAN, CURRIMAO, ILOCOS NORTE

This set of Specifications shall govern the methods of construction and the kinds of materials to
be used for the proposed Four Storey Residential Building shown in the plans and detail drawings.

The plans, detail drawings and these Specifications shall be considered as complementing each
other, so that what is mentioned or shown in one, although not mentioned or shown in the other, shall
be considered as appearing on both. In case of conflict between the two, the same should be referred to
the designing Architect for resolution.

1.0 PERMITS AND CLEARANCE


All parts of the construction shall be finished with first class workmanship, to the fullest talent
and meaning of the plans and these Specifications, and to the entire satisfaction of the Architect and
the Owner.

The construction shall conform to all the requirements of the National Building Code, as well as
the local rules and regulations of Currimao, Ilocos Norte, Philippines.

2.0 STAKING OUT THE BUILDING LINES


The Building Lines shall be staked out and all line grades shown in the drawing established
before any excavation is started. Batter boards and reference marks shall be erected at such places
where they will not be disturbed during the excavation of the building.

3.0 CLEANING AND GRUBBING


The building site shall be levelled according to the plans and cleared of rubbish, roots and other
perishable and objectionable matters to a suitable sub grade.
All such unsuitable materials shall be removed from the building site and spread uniformly over
the areas adjacent to the proposed building, or otherwise disposed of as may be directed by the
Architect or Engineer in charge of construction.

4.0 EXCAVATION
All excavations shall be made to grade indicated in the drawings. Where the building is covered
with any kind of fill, the excavation of footings should be made deeper until the stratum for safe bearing
capacity of soil is reached.
Whenever water is encountered in the excavation process, it shall be removed by bailing or
pumping, care being taken that the surrounding soil particles are not disturbed or removed.

5.0 EMBANKMENT (BACKFILL AND GRAVEL BENDDING)


After concrete foundations is hard enough to withstand pressure resulting from fills, the
materials removed from excavations shall be used for backfill around them.
Backfill and fills shall be placed in layers not exceeding 150mm in thickness, and each layer shall
be thoroughly compacted by wetting, tamping and rolling.

6.0 CONCRETE WORKS


All concrete works shall be mixed thoroughly until there is uniform distribution of the cement
and aggregates, and should be deposited as nearly as practicable in its final position, care being taken to
avoid segregation of aggregates. Water to be used for mixing concrete shall be clean and free from
injurious amount of oil, acids, alkalis, salts and other organic materials.

Proportioning Of Concrete

All concrete works shall be done in accordance with the standard specifications for plain and
reinforced concrete as adopted by the Government. Cement to be used shall be Portland cement,
pozzolan cement or any other equivalent brands more readily available in the locality. Alternative
cements so selected must meet the requirements of Portland and pozzolan cements, and approved by
the Architect or Engineer in charge of construction.

The following proportions of concrete mixtures shall be used for various parts of the building:

Colums and footings: Class A ([Link])


Conc. Hollow Block Footing: Class B (1:2- ½ :5)
Reinf. Conc. Beams and Slabs: Class A ([Link])
Conc. Slab on Fill: Class C ([Link])

Class A concrete shall be a mixture of 1 part cement, 2 parts fine aggregate, and 4 parts coarse
aggregate by volume, plus enough water to make the mixture into a pliable paste.
Class B concrete shall be a mixture of 1 part cement, 2-½ parts fine aggregate, and 5 parts coarse
aggregate by volume, plus enough water to make the mixture into a pliable paste.
Class C concrete shall be a mixture of 1 part cement, 3 parts fine aggregate, and 6 parts coarse
aggregate by volume, plus enough water to make the mixture into a pliable paste.

The fine aggregate for concrete shall consist of natural sand, or of inert materials with similar
characteristics, having clean, hard and durable grains, free from organic matter. The coarse aggregate
for concrete shall consist of natural rock of durable and strong qualities, or clean and hard gravel. Size of
the coarse aggregate to be used shall vary from 20mm to 40mm (¾” to 1½”).

7.0 FORMS FOR CONCRETE WORKS


All forms for concrete works shall be properly braced or connected together so as to maintain
the correct position and shapes of the concrete members. Forms shall be constructed sufficiently tight
to prevent bulging and seepage of water.
Forms shall not be removed until the concrete has attained sufficient strength to support its
own weight and any loads that may be placed on it. Side forms of beams and girders may be removed
earlier than the bottom forms but additional posts or shoring must be placed under the beams or
girders until they have attained their strength.

8.0 CONCRETE SLAB FLOORS ON FILL


Concrete slabs on fill shall be poured on a gravel bed of not less than 100m thick. Each concrete
slab course to be poured shall not be more than one meter wide, and each course shall be poured
alternately to the indicated floor finish.

9.0 STEEL REINFORCING BARS


All reinforcing bars to be used in this construction shall consist of round deformed bars with lugs
or projections on their sides to provide a greater bond between concrete and the steel.
All steel reinforcing bars shall be accurately placed and secured against displacement by tying
them together at each bar intersection with Gauge No. 16 galvanized iron wire.
The steel reinforcing bars indicated for footings, columns, slabs, beams, girders and other
concrete members shall all conform to the number, size and spacing as indicated in the drawings or
schedule of steel reinforcements.
No metal reinforcements shall be installed in place unless it is free from rust, scale or other
coatings, which will destroy or reduce the bond with concrete.

10.0 CONCRETE HOLLOW BLOCKS


All concrete hollow blocks to be used shall be 100mm thick. The concrete hollow block walls
shall be laid, and the cells filled with cement mortar consisting of 1 part Portland cement and 3 parts
sand by volume. They shall be reinforced with deformed round bars, 10mm diameter, spaced not more
than 0.8m on centers, both ways.
All exposed surfaces of concrete hollow block walls shall be finished with the specified materials
indicated on the elevation drawings. The mixture of cement plaster for concrete hollow block wall
finishes indicated in the drawings shall be 1 part cement, 1 part lime, and 3 parts sand.

11.0 ROOF FRAMING, FRAMING AND ACCESSORIES


The roof shall be covered with per-painted roofing sheets as shown on the plans. The roofing
sheets shall be secured to the purloins with self tapping screws or tech screws.
All roofing sheets adjacent to concrete hollow block and other masonry walls such as at the
property line firewalls, shall be provided with Gauge No. 26 plain GI flashing to extend up to the top and
over to the other side of the wall. All screws shall be placed at the top of the corrugations of the roofing
sheets to prevent water from standing around the screws.

12.0 CEILING BOARDS


Gypsum Cement Board, ¼ inch thick shall be used in all interior and exterior areas including roof
eaves and floor overhangs of the second floor to forth floor.
All ceiling boards shall be installed on Light Metal Framing Ceiling System spaced 600mm on
center, both ways. The ceiling under the roof eaves shall include vent slats at selected spots along the
perimeter of the ceiling.

13.0 DOORS, WINDOWS, AND ACCESSORIES


The design and specifications of materials for doors and windows to be installed for this project
are shown in the Schedule of Doors and Windows detail drawings.
All interior doors shall be installed on door jambs with at least 3 sets of 3”x3” loose-pin hinges.
Hinges shall be of HAFFELE brand or equivalent. Exterior doors shall be fitted with HAFFELE dead bolts
which are locked and unlocked at the interior side of the building. One can only unlock the dead bolts
from outside by using a key.
The main entrance door lock set and dead bolt shall be HAFFELE brand. Foot bolts and overhead
barrel bolts shall also be installed.

14.0 PLUMBING WORKS AND FIXTURES


Plumbing works and materials shall be in accordance with the National Plumbing Code of the
Philippines. Soil and waste pipes shall be properly graded or pitched downward to facilitate easy
discharge of the solid and liquid wastes from the plumbing fixtures or receptacles to their place of
disposal. Sloping pipes must be well supported and rigidly suspended to prevent sagging, displacement
or pipe breakage, resulting in leakage of waste matter.
All plumbing fixtures should be connected to a vertical vent pipe, with its top end extending
above the roof at least 0.60 meters or 2 feet. The water closets and lavatories and urinals to be installed
in the toilets and bathrooms shall be of AMERICAN STANDARD brand.
Toilet Paper holders and soap holders, shall be installed in all toilets while an additional shower
heads and valves shall be installed in bedroom 01 and in the second floor.

15.0 PLUMBING PIPES AND FITTINGS


Pipes and Fitting to be used shall be as follows:
a. Hot and cold water pipes PPR Pipe PN20
b. Service entrance pipe ¾” Diameter
c. Sewer line pipes s100 PVC Pipes
d. Floor drains 4”x4” Stainless Steel

Also to be provided in all toilet and bathrooms are: towel bars, faucets, bidet, clothes hooks,
and mirrors. All downspouts from the roof shall be 3” diameter PVC pipes s1000. The lower ends shall
terminate in concrete catch basins. Underground reinforced concrete pipes, 8” and 10” in diameter shall
connect to the catch basins for draining the water fronting the building.

16.0 ELECTRICAL WORKS


Specifications for electrical works are included in the electrical plans of this project.
For brands of materials to be used, the following are to be followed:

Installed Voltage 220 Volts

Wiring to be used Philflex Brand or Equivalent

Wiring devices Panasonic Brand (switches, outlets, etc.)

LED Lights Philips or equivalent brand

17.0 FLOOR FINISHES WALL TILES AND COUNTERS TOPS


The following are the specified materials to be used as floor finishes for the different areas of
this project:

12cm x 12cm Glazed Floor Tiles

FOR: All Toilets and Bathroom, Front Porch and other covered exterior areas. All common areas and all
bedrooms. (Same with existing Floor)
Walls of toilets and bathroom shall be 12cm x 12cm glazed floor tiles.

All tiles to be used for this project shall be of first class quality. Each piece should be free from
chipped off corners or other defects. The tiles must be set in place accurately and firmly with ¾” thick
cement mortar for floors and at least ½” thick on walls. The mortar for laying the wall and floor tiles
shall be of Class A (1:2) mix, consisting of one part cement and two parts screened sand, by volume.
White cement grout shall be used between tiles and other tiles accessories.

18.0 BEDROOM CLOSETS


All bedroom closets shall be built s shown in the plans furnished by the architect. Materials to
be used for walls, doors and shelves shall be ¾” thick Marine Plywood.
All drawers shall run on heavy duty metal tracks. Closet doors shall be provided with decorative
door handles, and shall hung on self-closing concealed hinges. Hanger rods shall be chrome-plated, 1”
in diameter.

19.0 PAINTING

All painting works for this project shall be executed in first class workmanship using DAVIES paint
products. Surfaces should be thoroughly cleaned to remove mortar, dust, grease, rust and other foreign
substances that may be present on areas to be painted. Surface defects such as cracks, dents, and holes
must be filled with putty and sandpapered before final coating of paint is applied.
All concrete surfaces to be painted shall first be given a coat of concrete neutralizer. Metal and steel
must be primed with anti-rust paint before the application of subsequent coats of paint.

All rough and finishing wood materials door frames, railings, cabinets and closet, shelves,
baseboards, etc must be treated with anti-termite solution such as SOLIGNUM or any other brand
approved by the Architect and the owner.
The overall color scheme to be followed in painting the building, including those of other
materials like tiles, plumbing fixtures and other accessories shall be left to the decision of the owner
and the Architect.

This set of Specifications covers 7 pages.
