1. INTRODUCTION
1.1. Purpose of the document

This document is intended for TAC's parent company, Schneider Electric to address the
required Building Management System (BMS) request for quotation (RFQ) by proposing a
solution that meets the customer needs for the supply of the incorporated hardware and
software.
TAC systems manage and monitor all our critical building services using highly sophisticated
Building Management Systems (BMS).These allow our on-site facilities management team to
monitor all key parameters - from power supply to security access.
• audio and visual alarms in the event of discrepancies from the 'norm'
• customer infrastructure interface to monitor individual room/suite systems
• monitoring and management of power, cooling and humidity
• power monitoring for consumption statistics and billing
• leak detection from cooling systems
• generation of system performance and facility data
This system is proposed in a basic version covering all of Customer’s currently known needs.
Options can be added to this version in order to allow for any extra details

2. BUILDING MANAGEMENT SYSTEMS (BMS) GENERAL CONCEPT

2.1. Why do we need a Building Management System?


All Buildings have some form of mechanical and electrical services in order to provide the
Facilities necessary for maintaining a comfortable working environment. These services
Have to be controlled by some means to ensure, for example, that there is adequate hot
Water for sinks, that the hot water in the radiators is sufficient to keep an occupied space
Warm, that heating with ventilation and possibly cooling is provided to ensure comfort

Basic controls take the form of manual switching, time clocks or temperature switches that

The purpose of a Building Management System (BMS) is to automate and take control of

detect the damage and eliminate it, etc.)

2.2. What is a Building Management System and how does it work?


The BMS is a “stand alone” computer system that can calculate the pre-set requirements of
the building and control the connected plant to meet those needs. Its inputs, such as
temperature sensors and outputs, such as on/off signals are connected into outstations
around the building. Programmers within these outstations use this information to decide the
Necessary level of applied control. The outstations are linked together and information can
Be passed from one to another. In addition a modem is also connected to the system to
Allow remote access.

The level of control via the BMS is dependent upon the information received from its sensors
And the way in which its programes tell it to respond to that information. As well as offering
A precise degree of control to its environment, it can be made to alarm on conditions that

An Integrated Building Management System is a single, cohesive building management


system controlling lighting, HVAC, fire, security, and other facilities. Integrated Building
Management Systems bring many benefits when trying to squeeze the best performance
from your building.

Better Management the ability to monitor and instruct the system from a single
workstation, with a single display, means the System Manager's task is more efficient. They
spend less time moving between systems and improving the building operation. Imagine
checking the temperature, lighting levels and fire-detector status of a building, and
comparing total energy usage with occupancy - all from a single screen.

Displays can be optimized for management function (energy saving, maintenance, help-
desk) rather than for system function (lighting, HVAC, etc). Maintenance staff can check
plant operation across all control fields, management can check energy usage, security
staff can deal with access control, CCTV, and intruder alerts.

4. THE ARCHITECTURE OF THE SOLUTIONS PROPOSED BY OUR TAC SYSTEM

4.1. The open approach to manage your facility.

4.2. TAC System Network


4.2.1. Lon Work control network
The Lon Works® control network is the backbone of of intelligent Building Management
Systems for:
ƒ HVAC
ƒ Electric Monitoring, Power Monitoring, Generators and UPS

ƒ Energy & Demand Management.
ƒ Hardwired interface for pluming, PABX, Elevator, UPS

The CCTV Matrix, Fire Alarm, chillers control units and access control are included in
network either directly if they support LON network protocol or via Xenta 911 multi-protocol
interface device.

The LonWorks network is Media Independent and can work with any of the following:-

4.2.2. Ethernet and TCP/IP protocol


TAC Vista Facility Management Software
The software combines environmental controls with facility and energy management features
into a single, interoperable solution. Using the Windows® XP operating system, the product
runs on TCP/IP and standard network equipment, and provides LAN communication via
Ethernet® or fiber optics.
A modular, client/server design also allows facility managers to customize the software. In
addition, host workstations can communicate across the Internet as well as via commercial
WAN/LAN environments.

4.2.3. LON/ Ethernet Communication - TAC Xenta 911

TAC Xenta 911 is an Ethernet communication device that allows you to expand your
LonWorks network over TCP/IP. The TAC Xenta 911 is used to connect a LonWorks-based
system to an existing network infrastructure saving a large portion of a systems installation
costs.

4.3. General overview of the system architecture


TAC BMS is a system dedicated to monitor, control and manage the hall building. Which
consists of two levels :

4.3.1. The Supervision Level


This is the head-end management and operation of the planet which include a process
visualization, data analysis and exchange the data from 3rd parties devices. This shall be
possible for communication to flow in all directions across networks and via direct
connections. The Management level described as follow :

• The system include a PC with BMS Software for Human Machine Interface based
on the Microsoft Windows Enviroment. That system include a dynamic graphical
user interfaces, data acquisition alarm and system exception handling.
• The central management station which is a workstation running a common
protocol/ server software to speak to the existing BMS management station.
Operator WorkStation to supervise and control all the entire control network via a
user friendly interface.

4.3.2. The Automation Level


This is the level at which the actual processing takes place based on the logic on the DDC.
While the processes are carried out at the DDC controllers to control of all planet.

- The DDC controllers connected directly to the management level and all management
functions and event related communications carried out at the DDC level.
- The DDC and interlock system for the control loops comprise microprocessor based
controllers along with the necessary input and output terminals integrated to the controllers
and all the field devices are connecting to the input /output terminals.
- The DDC unit is a stand alone programmeing and ensure a fully automatic operation of the
electrical and mechanical planet.

- The programming language is self explanatory block functions and it is easy for creation
and modification of custom control strategies and easy for duplication of controller
database for the equipment containing similar or identical control strategies.

5. THE FUNCTIONAL FEATURES OF TAC SYSTEM


TAC Vista provides complete building management capabilities; from the analysis of facility
alarms, to gathering and managing the critical data needed for day-to-day operations and
energy management, to the development of an overall operations strategy in a constantly
changing business environment.

The functions offered by the BMS are the monitoring and supervisory control functions
which enable operators to monitor and control operation of the network:

• Powerfull graphical tools for TAC vista BMS.


• Trend facilities.
• Report facilities.

5.1. TAC VISTA Graphical Tools


Graphics are easy to create, modify and re-use for any facility, and can be developed without
extensive training. Once created. the graphics make building management easier and more
intuitive while Graphical elements provide point-and-click command of control systems, so it's
far easier to see what's happening in a facility and to take actions, such as adjusting set
points, for example. I believe that we have truly raised the bar on where graphical interfaces
should be in the building management industry."
TAC Vista provides symbols and components such as ISO, DIN, and ASHRAE for
buildings/building control. Graphical effects can be added to user interface and attributes of
graphical object can be controlled by real-time data and client side scripts. Supporting
standard image formats, system allows importing and embedding CAD-produced drawings of
building layouts and subsystems. Capabilities include analysis of facility alarms, energy
management, and development of overall operations strategy.

With the new enhanced graphics capability building owners and operators now have one of
the most powerful and easy-to-use tools in the industry allowing them to see and manage
facilities more effectively than ever before.
The new graphics capabilities include:

• Importing and embedding - CAD-produced drawings of building layouts and


subsystems can be imported and edited within TAC Vista Extensive support is also
provided for standard image formats such as JPG, GIF, PNG and BMP, making it
easy to use photos, illustrations and graphics from other sources.

• Smart graphical components- Smart components encapsulate intelligence and make


the system easier to use. Any attribute of a graphical object can be controlled by real-
time data and client side scripts, allowing more functionality in the user interface.

Graphics library - Ready-made symbols and components for buildings and building
control include ISO, DIN and ASHRAE symbols and other graphics needed by most
building managers. Symbols can be easily modified and new ones created. Graphical
components and whole graphics pages can be dragged to the library for later re-use
in the same or new installations.
Graphical effects - Gradients, semi transparencies and animations can be easily
added to the user interface, making it meaningful and intuitive. For example,
temperature controls can visibly move, and alarms can blink or highlight to attract
attention.

5.2. Trend facilities


Historical values can be displayed as trends. Graphic representation can be parameterised
and customised by the operator.

Historical values can be displayed on periodic reports. Reports can be parameterised and
customised by the operator.

6. PRESENTATION OF THE PROJECT

6.1. Overview
The project scope is to build up a building management system to monitor, control and
manage the hall building.

6.2. Review of the need


The main function of the proposed system is to control & monitor the all data of the building
integration systems.

This system must be able to indicate the followings:

• Centralized operation of the planet ( remote control ).


• Dynamic graphic details of planet and building
• Alarms and reports. Auto dial feature to report alarms and reports.
• Trends and events.
• Control optimization of all connected electrical and mechanical planet.
• All the field data will be also monitored through our BMS system.
• Prevention of unauthorized or unwanted access. Supervisory levels Allow password
control of users’ access rights to activate/deactivate varies control functions.
• Maintenance time reminder functions to ensure that requirements are annunciated
when needed.
• Save energy during the operation and non-operation hours for the building.

All the previous requirements and standard features of the TAC BMS lead to achieve:
• Analyze energy usage.
• Improve maintenance respond using alarm notifications.
• Improve system reliability.

7. SCOPE OF SUPPLY
7.1. Scope:

1- The t.a.c BMS system on of the latest technology having an open protocols system
and products integrated and installed as as a complete package.
2- The system shall include all BMS computer software and hardware, BMS operator
input/output devices, DDC`s, automation sensors and control.
3- We will provide the engineering, installation supervision, calibration, software
programming and checkout the complete and fully operational system.
4- We will provide a surge transient protection for all BMS and control equipment this as
a power supply connection from the control panels.
5- The system shall distribute the process control system consisting of central control,
central communications, and remote control systems to monitor and control the
following systems:
- Heating, Ventilating, and air conditioning systems control.
- Chilled Water system control including water leak detection.
- Smoke control.
