GENERAL MATERIAL SPECIFICATIONS
PROJECT TITLE: PROPOSED ONE STOREY RESIDENTIAL HOUSE

LOCATION: SITIO TUGBAS LA LIBERTAD CARMEN BOHOL
I. EXCAVATION, FILLING AND GRADING
The contractor shall make all necessary excavation for foundations to establish grades indicated
on drawings without extra compensation including all other excavations required and necessary for the
prosecution of the work.
Trim the excavation to the required depth, lines and grades and other incidental excavation to level up
the footing plus compacting and tamping.
The materials to be excavated shall include: any rock, earth and other materials of any nature and
descriptions encountered in obtaining the indicated lines and grades.
No pouring of concrete shall be done unless the bearing surface has been received by the contractor.
All excavations shall be back-filled immediately as work permits concrete walls and piers have attained
full design strength and / or as the owner’s engineer directs.
In spaces where slabs rest on ground, or on earth-fill shall be labeled and accurately graded with 10
mm. thick of gravel and sand, and tampered thoroughly before concrete pouring is done.
All exterior grades shall formed in accordance with the drawings and specifications, taking into account
the requirements for landscaping work, if any, and giving due allowances for the soil depth.
The owner’s of the adjoining properties shall be given access to the excavation for the purpose of
verifying if their properties and sufficiently protected by the contractor making the excavation.
Guards or fences shall be provide along open sides of the excavation except that, in the discretion of
the engineer, such guards of fence may be omitted from any sides other than those adjacent to
streets of public passageways.
II. PLAN AND REINFORCED CONCRETE:
This item shall consist of furnishing, placing and finishing concrete in buildings and related
structures, flood control and drainage, and water supply structures in accordance with this specifications and
conforming to the lines, grades and dimensions shown in the plans.
The work covered by this section unless otherwise specified and detailed, shall be governed by the
building code requirements for reinforced concrete (ACI 318), standard code for arc and gas
welding society. The latest edition of all standard specification or codes will be used.
The concrete work shall be coordinated with the work of the other trades to allow reasonable time to
set sleeves, inserts and other accessories which must be in position before concrete bases
and pads of mechanical equipment shall be placed to comply with the approved shop
drawings for the equipment.
Cement shall be any standard commercial brand in 40 kilograms per bag such us: Filipinas, union,
republic, apo or other locally available equivalent.
Sand shall be clean, hard, coarse river or crushed sand free from injurious amount of clay loam and
vegetable matter and shall conform to ASTM C-33 or C-330.
Gravel shall be river gun gravel or broken stones. The maximum size shall be 1/5 of the nearest
dimension between sides of the form of the concrete, or ¾ of the maximum clear spacing
between reinforcing bars, or between re-bars and forms whichever is smaller.
Water used in mixing concrete shall be clean and free from injurious amount of oils, acids, alkali,
organic materials or other deleterious substances.
Cement and aggregates shall be stored in such a manner as to prevent their deterioration or the
intrusion of foreign matter.
Cement shall be stored, immediately upon arrival on the site of the work, in substantial waterproof
bodegas, with a floor raised from the ground sufficiently high to be free from dampness. Aggregates
shall be stored in such a manner as to avoid the inclusion of the foreign matter.
Plain concrete, other than fill, shall have a minimum ultimate compressive strength at 28 days of 140
kilograms per square centimeter or 2000 pounds per square inch.
All provisions of the specification shall apply the seven (7) day compressive strength equal to 28 day
strength required for normal concrete. Admixture used in concrete shall be produced by a reputable
manufacturer and used in accordance with the manufacturer’s printed directions.
The proportions of aggregate to cement for any concrete materials shall be such us to produce a
mixture which work readily into the corners and angles of the form and around reinforcement without
permitting the materials to segregate or access free water to collect on the surface.
The mixing and measuring equipment shall be approved by the supervising architect or engineer.
Unless otherwise authorized, concrete shall be machine mixed at the site or by ready mixed
concrete.
Dumping concrete into carts or buggies with free fall or more than (1) meter will not be permitted.
Hardened splashes or accumulation of concrete on forms or reinforcements shall be removed before
the work continues.
All reinforcements shall be placed according to the approved drawings. The contractor shall provide
sufficient bar supports, ties anchors and other accessories to hold bars securely in place.
All bars shall be bent cold.
Forms shall conform to the shape, lines and dimensions shown on the drawings. They shall be
substantial and designed to resist the pressure and weight of the concrete.
Forms shall be properly tied and braced or shore as to maintain their position and shape. Forms
shall be sufficiently tight and string to prevent leakage of mortar.
Concrete floors and steps on fill shall be laid to a uniform grade as shown on the detailed drawings;
fill shall be placed in layers not to exceed 5 centimeters thick, for each layer being thoroughly wetted
and rolled or tamped.
Concrete floor and steps on fill on ground shall be reinforced if indicated in the drawings. The size
and spacing of the reinforcing steel shall be in accordance with the drawing or specifications.
Reinforcing steel bars shall be transported and stored at the site in such a way as to damage or
deterioration of the steel by rust or coating by grease, oil, dirt and other objectionable materials.
Storage shall be in separate piles or racks so as to avoid confusion or loose of identification after
bundle are broken.
III. CONCRETE MASONRY
The concrete masonry contractor shall examine all drawings, specifications and all conditions that has
relations and may affect his work and performance in the execution of the contract. Where any
deviation on the plans and specification is to be made, the owner shall be notified and his written
approval shall be obtained before proceeding with the work.
Cement to conform ASTM c-150
Sand and fine aggregate shall be clear sharp and well graded, and free from injurious amount of dust
lumps, alkali, surface coatings and organic matter.
Plywood shall be of good grade and made of laminated wood strips bonded together with water
resistant resin glue.
Lawanit or hardiflex when required in the plan shall be 6 mm and 8 mm thick respectively, tempered
and impregnated for moisture/ water resistance.
Lumber and other materials shall be protected from dampness during and after delivery at the site.
Materials shall be delivered well in advance of actual need and in adequate quantity to preclude
delay in the work.
Framing lumber shall be select grade, free from defects and where exposed in finished work, shall
be selected for color and grain.
Where set against concrete of masonry, woodwork shall be installed after curing is complete.
Exposed surfaces shall be machine or hand sanded to an even smooth surface, ready for finished.
Nails shall penetrate by at least half their length into the timber farthest from the head and shall not
be driven closer together than one half their length unless driven in bored holes.
IV. HARDWARE:
The items shall consist of furnishing and installing all building hardware required to ensure rigidity of
joints or connections of the different parts of the structure and equipment in the satisfactory operating
condition parts of a structure such us doors, windows, cabinets, lockers, drawers and other similar
operating parts as indicated on the plans and in accordance with this specifications.
All rough hardware such us nails, screw, lag screws, bolts and other related fasteners required for
carpentry works shall be first class quality and locally available.
All finishing hardware consisting of locksets, latches, bolts and other devices, door closets, knobs,
handles, hinges and other similar hardware shall be first class quality available locally and
conforming with the following specifications.
Sliding door tracks are of rolled steel or extruded aluminum and bearing is of plain steel balls or steel
rollers.
For all doors on butt hinges, unless otherwise specified, use bottom stop butts, hager, sanely,
kwikset or approved equivalent highly polished and plated with non raising pin for door opening
outside.
V. ROOFING MATERIALS:
This item shall consist of furnishing all plant, equipment tools, materials and labor required to
perform and complete the corrugated metal roofing, together with related accessories such us ridge,
hip rolls, valleys, gutters, flashings, straps and rivets, soldering downspout when called for on the
plants in conformity with this specifications.
Pre-fabricate shingle roofing (G.I) sheets, including plain G.I sheets for roofing accessories, shall be
cold – rolled meeting ASTM-153 and with spelter coating of zinc not less than 0.381 kg/m.
Unless specified or shown on plans, roofing sheets shall be 0.50 mm thick providing in long span
sizes to minimize end lapping.
Strap fasteners shall be 0.50 mm thick by 2.5 cm. wide and sufficiently long to bend up to the
opposite face of the purlins with corner chipped off at the riveting ends.
Rivets and washers shall be galvanized mild iron and not less than 5mm diameter and 10 mm
length.
Ridge, hip, rolls, valleys, flashings and counter flashings, gutters, downspouts, when ever required,
shall be fabricated from plain G.I sheets gauge No. 26.
Installation of G.I sheets with end laps shall start at the lower of the roof and proceed towards the
direction of monsoon wind providing side laps of 2-1/2 corrugations.
Masonry units shall have been cured for not less than 14 days if steam-cured, or 28 days if air cured
when placed in the structure.
For walls and partitions shown on the detailed drawings requiring concrete hollow blocks upon
approval of the architect.
The use of admixtures shall not be permitted in the mortar grout unless substantiating data is
submitted to and approved by the supervising architect.
Water to be used shall be fresh, clean and free from deleterious quantities of acids alkali and organic
materials.
All masonry wok shall laid true to line, level, plumb and neat in accordance with the plans and to the
satisfaction of the owner.
Masonry units shall be sound, dry, clean and free from cracks when placed in the structures.
Any mortar which is unused after 1 ½ from the initial mixing time shall not be used.
Both face core and ends of all blocks should received a full bed of mortar.
Reinforcing steel bars shall lapped 30 bar diameters minimum where spliced bars shall be separated
by one bar diameter or wired together.
All bolts, anchors, or insert in the wall shall be solidly grouted in place.
In cement plaster, finish coat shall be pure Portland cement properly graded and mixed with water to
approve consistency and plasticity.
Cement plaster shall be true to details plumbed. Finish surface shall have no visible junction marks
where one day’s work adjoins the other.
VI. CARPENTRY AND JOINERY WORKS:
The work to be done under this item consist of furnishing all required materials, fabricated woodwork,
tools, equipment and labor performing all operations necessary for the satisfactory completion of all
carpentry and joinery works in strict accord with applicable drawings, details and these
specifications.
Rough lumber for framing and siding boards shall be air-dried or sun-dried such that its moisture
content shall not exceed 22 percent.
Dressed lumber for exterior and interior finishing for doors and windows, millwork, cabinet work and
flooring boards shall be kiln dried having no moisture content in excess of 14 percent at the time of
its installation.
Ridge and hip rolls shall lap at least 25 cm. over roof sheets and together shall be riveted every
second corrugation.
Gutter, from gauge 24 plain G.I sheets, shall be fabricated to the shape and dimensions indicated on
the plans.
When shown on plans that downspouts are other than G.I sheets, shall be polyvinyl chloride pipes
and fittings with dimensions indicated on the drawings.

All materials shall be hot rolled, new billet steel frame, heavy section with depth of at least 33 mm
and web thickness of at least 3 mm.
Zee type sections shall be used for frames.
Muntins shall be 21 mm x 31 mm rolled tee sections.
Hinges shall be of the extension friction type with bronze friction washers and rust proofed steel
scorn nuts.
Windows shall be designed for glazing from the outside with spring wire glazing clips and glazing
putty.

Frames and panel members shall be fabricated from extruded aluminum sections true to details with
clean, straight, sharply defined profiles and free from defects impairing strength durability and
appearance.
Screws, nuts, bolts, rivets, and other miscellaneous fastening devices shall be made of non corrosive
materials such us aluminum and stainless steel.
Glazing shall conform to the requirement specified in items glass and glazing specifications.
IX. ELECTRICAL:
The work under this division consist of furnishing all materials, equipment, tools, labor and all other
services necessary to complete and make ready for operation the electrical power and lighting
system described below and or indicated in the electrical plans in accordance with the latest edition
of the Philippine Electrical Code and this specification.
All materials to be installed shall be unused, brand new and shall conform with the standards of the
underwriter’s laboratories, Inc. I every case where such a standard has been established for the
particular type of materials to be used.
The contractor shall be furnish and install the necessary panel boards multi breaker type including
the breakers as indicated in the drawings.
Standard PVC pipe is required for this project
Feeders shall be laid out in accordance with the on-line diagram shown in the drawings.
Wiring for all system shall be type THW or TW conductors using plastic conduit pipes.
All conduits and conduit fittings shall be PVC.
All boxes for outlets and switches shall be PVC or galvanized iron approved products of reputable
manufactures.
Wall switches intended to control on to 230 volts system shall be rated 15 amp. 250 volts.
Convenience outlets shall be duplex type rated 20 amp. 320 volts 60 Hz. Ac.
X. PAINTINGS:
All materials meet the requirements of the Standard Specification of the Standardization Committee
on supplies.
All paint materials shall be delivered on the job-site in their original containers with label and seals
unbroken.
Manufacturer or brand of painting materials to be used shall be Davies.
All surfaces to receive paint or exterior finishing shall be cleaned and in proper condition.
Nails, holes and cracks shall be properly puttied.
Finishes shall be completely dried before any sealer or paint is applied.
