SPECIFICATIONS
This Specification must be read with the attached Schedule, which lists allowances, color
selections, fittings, and finishes. All items in the Schedule are included, whether referenced in
the Specification or not. The Builder may replace the Schedule with their own detailed version
covering these elements.

CONTENTS:

Division 9: Finishes

DIVISION 1 – GENERAL REQUIREMENTS

1.1 The contractor shall be responsible for securing all necessary permits related to
the project, which shall include but not limited to building permits, occupancy permit,
etc., Contractor’s All Risk Insurance (CARI), and other insurances required by the Local
Government Unit (LGU), ECC and/or Regulating Agencies before the implementation
of the project.

1.2 The works shall be carried out according to the Technical Specifications and shall
govern the methods of construction and the kind of materials to be used for the
proposed residential building as shown in the plans and detail drawings.

1.3 The plans, detail drawings and technical specifications shall be considered as
completing each other, so that what is mentioned or shown in one, although not
mentioned or shown in the other, shall be considered as appearing on both. In case of
conflict between the two, the same shall be referred officer/ engineer assigned to
make the Specification. Stated below are the scope of work related to the Contractor.

1.4 SCOPE OF WORK:

A. The Contractor shall conduct thorough inspection of the existing job site
conditions.

B. The scope of work shall include all additions necessary in order to implement
the whole set of approved Plans, Working Drawings and Specifications.

C. The Contractor shall secure and do all the legwork necessary for all pertinent
permits needed for the Procuring Entity to occupy and use the building,

D. The Contractor shall construct All Architectural, Structural, Electrical, Sanitary/


Plumbing, Mechanical / Fire Protection works in accordance with the Plans and
Specifications. All items shown on the Plans but not mentioned in the
Specifications shall be included. Discrepancies shall be verified with the
Procuring Entity.

E. The Contractor shall have a licensed surveyor to locate benchmarks. Shop


drawings of stake out plan and actual reference marks shall be verified and
approved by the Procuring Entity prior to any permanent construction. He shall
refer to the General Nature and Scope of Work and other Bid Documents for
more extensive description of the work.

F. The Contractor shall submit details and shop drawings, templates, and
schedules required for the coordination of the work of the various trades.
Drawings should include information on all working dimensions, arrangement
and sectional views, connections and materials.

G. Final Cleaning As Pre-requisite To Final Acceptance: Final cleaning of the work


by a reputable building maintenance company shall be employed by the
General Contractor prior to the Procuring Entity‟s final inspection for
certification of final acceptance. Final Cleaning shall be applied on each surface
or unit of work and shall be of condition expected for a first class building
cleaning and maintenance program.

H. The Contractor shall be responsible for the safety and safe working practices of
its respective employees, servants and agents.
I. The Procuring Entity may at any time without invalidating the Contract make
changes by altering, adding to or deducting from the work as covered by the
drawings, specifications, and general scope in written instructions. Provisions
under General Conditions of the contract cover such circumstances.

All works shall be carried out simultaneously with site work, concrete, masonry,
metals, wood or plastic, finishes. Materials not conforming to Specifications shall be
rejected.

DIVISION 2.0: SITE WORK

2.1 Removal and Disposal

• Clearing and grubbing shall include the handling, salvaging, piling, and proper
disposal of all removed materials, ensuring compliance with specified lead and
lift requirements. Trees shall be cut systematically from top to bottom. All
timber remains the property of the owner and shall not be utilized by the
Contractor for any purpose.
• Clearing operations shall involve the removal and disposal of all trees, bushes,
shrubs, grass, weeds, anthills, rubbish, fences, and top organic soil present on
the surface. The site shall be graded according to the approved plans and
cleared of all roots, debris, and unsuitable materials to achieve a stable
subgrade. Unsuitable materials shall be removed from the site and evenly
distributed in designated areas or disposed of as instructed by the Engineer-in-
Charge.
• Cleared and grubbed materials shall be transported to borrow pits or
designated disposal areas and covered with soil or gravel as per the Engineer’s
directives. The burning of combustible waste materials is strictly prohibited.

2.2 Filling Materials

• Crushed Rock – Lower Layer: The lower layer shall consist of well-graded
crushed rock, free of organic matter and debris. The material shall be
compacted to the required density as specified in the project plans to provide
a stable base for subsequent layers.
• Sandy Gravel – Upper Layer: The upper layer shall be composed of sandy gravel
with appropriate gradation to ensure adequate drainage and load-bearing
capacity. It shall be uniformly spread and compacted in layers not exceeding
the specified thickness to achieve the required compaction and stability.
2.3 Soil Poisoning

• Soil poisoning shall involve treating the soil with chemical solutions to prevent
termite infestation. Treatment shall be conducted immediately after
excavation. A Cypermethrin-based solution, Solignum Soilguard, shall be
applied in accordance with the manufacturer’s specifications, ensuring termite
protection for three (3) years from the date of acceptance.

2.4 Storm Drainage and Sewerage System

• This scope includes the complete installation of the storm drainage system,
comprising all necessary piping, gutters, canals, catch basins, handholes,
manholes, and associated structures. The sewerage system shall include all
sanitary sewer piping and a septic vault, extending from the building to the
designated discharge point.
• All roof downspouts shall terminate in concrete catch basins, integrated with
either concrete or PVC drainage pipes, leading to the street gutter in front of
the residential building. Proper connections, cleanouts, and necessary fittings
shall be installed to ensure a functional and efficient drainage system.
