DIVISION 1.0 GENERAL CONDITIONS

PART 1.0 GENERAL

1.0 GENERAL

1.1 SCOPE OF WORK:


The work covered under this Contract consists of the furnishing all materials, labor,
equipment, transportation, incidentals, facilities, and superintendence necessary
to complete the project in accordance with true intent these Specifications and
Contract Drawings.

1.2 PLANS AND SPECIFICATIONS:

The Contractor shall be responsible for carefully examining, comparing, and


verifying the data furnished by the Plans and Specifications. In case of obscurity
or discrepancy in the Plans and Specifications, the Contractor shall submit the
matter to the Architect or his authorized representative for the proper explanation
or necessary correction before any adjustment shall be made. Any adjustment by
the Contractor without such determination shall be at his risk and expense.

1.3 LAWS TO BE OBSERVED:

The contractor shall comply with all the laws, City or Municipal Ordinances and all
government Specifications and regulations in so far as they are binding upon or
affecting the portion of the work hereto. The Contractor or those engaged thereon
shall obtain all necessary licenses and permits and pay all taxes or fees, which
may be due to the local and/or National.

Government in connection with the prosecution of the work. He shall also be


responsible for all damages to persons or property that may occur.

PART 2.0 MATERIALS

2.1 MATERIALS:

All materials to be used shall be the best of their respective types and kind. They
shall be properly stored and protected from damage injury.

Unless otherwise specified, all materials shall be new and free from defects and
imperfections. The quality of materials shall be of the best grade of their respective
kinds for the purpose. The work shall be performed in the best and most
acceptable manner in strict accordance with the requirements of the Plans and
Specifications. Preference will be given to articles or materials that are locally
manufactured, conditions of quality and price being equal.

2.2 SAMPLES AND INFORMATION ON MATERIALS:

When required by the Specifications, or when called for by the Architect, the Contractor
shall furnish, for approval, full Information, and satisfactory evidence as to the kind
and quality of materials or articles he will Incorporate in the work. The Contractor
shall furnish, for Architect’s and Owner’s approval, all samples when so directed.
The work shall be in accordance with approved samples. Materials and articles
installed or used without such approval shall be at the risk of subsequent rejection.

PART 3.0 WORKMANSHIP

3.1 WORKMANSHIP:

Workmanship shall be in accordance with the best standard practices and all
operations required under any and all parts of the Specifications shall be
undertaken in a neat, workmanlike manner. Only skilled personnel with sufficient
experience in similar operations shall be allowed to undertake the same.

Any alteration or revision on the execution of Drawings without approval from the
Architect shall be under subsequent rejection and shall make the Contractor
responsible and liable for any workmanship and execution defects.

Defective workmanship shall be remedied by the Contractor, at his expense. He


shall not be entitled to any payment hereunder until defective workmanship has
been remedied.

3.2 TEMPORARY FACILITIES:

The Contractor shall provide and maintain adequate weather-tight temporary
facilities with water, light, and toilet facilities. He shall keep such places clean and
free from flies. He shall remove all connections and appliances connected there
with prior to the completion of the Contract and leave the premises perfectly clean.

The Contractor shall furnish all temporary lights and power and shall pay all
expenses in connection therewith. Furthermore, the Contractor shall provide and
pay for all water expenses for building purposes that are required by all trades.

3.3 PROTECTION OF WORK AND OWNER’S PROPERTY:

The Contractor shall put up safety measures and continuously maintain adequate
protection of all his work from damage and shall protect the Owners property, as well as
all materials furnished and delivered to him by the Owner. He shall make good any such
damage, injury or loss, except such as may be caused by agents or employees of the
Owner, or due to causes considered as an Act of God. PART 4.0 SUPERVISION AND
INSPECTION

4.1 AUTHORIZED REPRESENTATIVE:

Whenever the Contractor is not at the site, orders maybe given by the Owner to
his authorized representative and shall be accepted and complied to by the
superintendent or foreman of the Contractor.

4.2 CLEAN UP:

The Contractor, prior to the turnover of the work to the Owner, shall remove any
excess materials, waste, debris, rubbish, and all construction and installation
equipment and tools from the premises.

DIVISION 2.0 SITE WORK

SECTION 2.1 EARTHWORK

PART 1.0 GENERAL

1.1 WORK INCLUDED:

Work in this section shall consist of the necessary excavation for foundation of
building structures, and other structures not otherwise provided for in the
Specifications. Except as otherwise provided for pipe culverts, the backfilling of
completed structures and the disposal of all excavated surplus materials, shall be
in accordance with these Specifications and in reasonably close conformity with
the Plans or as established by the Engineer.

PART 2.0 EXCAVATION

2.1 EXCAVATION.

Excavation shall be to depth indicated bearing values. Excavation for footing and
foundations carried below required depths as prescribed in the drawing and shall
be filled with concrete, and bottom of such shall be leveled.

All excavation shall be inspected before installation of footing and column


reinforcement and before pouring any concrete.

2.2 FILLING BACKFILLING

After forms shall be removed from footings, columns, foundations, walls, beams,
etc. when concrete is hard enough as the curing period required meet its ultimate
time to give the structural elements resist pressure resulting from fill, back filling
may then be done.

DIVISION 2.0 SITEWORK

SECTION 2.02 SOIL TREATMENT

PART 1.0 GENERAL

1.1 SCOPE OF WORK

After compaction of earth fill, and lay-out of ground floor reinforcement, a soil
treatment shall be done and spray with the foundation bed and within the
perimeter of the building area to give protection to termite attack.

DIVISION 3.0 CONCRETE

SECTION 3.1 CONCRETE WORKS

PART 1.0 GENERAL

1.2 GENERAL PROVISIONS

A. Minimum concrete strength Pc is 2400 psi.

B. No hand mixing shall be allowed, except in case of emergency such as


mixer breakdown during pouring operations and shall stop at the allowed
construction joints. All concrete shall be machine mixed for at least 1-1/2
minutes after all materials including water are in the mixing drum.

C. The mixer shall be of an approved size and type which will ensure a
uniform distribution of material throughout the mass. It shall be equipped
with a DEVIDE FOR ACCURATELY MEASURING AND CONTROLLING
THE AMOUNT OF MIXING WATER IN EACH BATCH.

D. Placing of material in mixer shall be done in such a way that first batch
of concrete materials placed in the mixer shall contain sufficient excess
of cement, sand, and water to coat the inside of the drum without
reducing the cement content of the mix to be discharged.

E. Re-tempering of concrete shall not be allowed.

F. All testing shall comply with the latest applicable ASTM Test Method
(ASTM Standard). Samples of aggregate and concrete as placed will be
subjected in the work shall conform to the approved samples.

PART 2.0 MATERIALS

2.1 All conventional pouring use 2400 psi at 28 days

2.1 CEMENT. Portland cement

2.2 WATER. Used mixing concrete shall be clean, fresh, and potable.

2.3 AGGREGATES. Shall consist of hard, tough, durable uncoated particles.

PART 4 QUALITY AND PROPORTIONING OF CONCRETE

4.1 The quality and proportion of concrete shall be based to the standard of Structural
Code and the Department of Public Works and Highways. Mixing and proportion
application of Concrete shall used in the following structural elements:

CLASS A ([Link]) - 3000 psi for the concrete mixture and to be applied for footings,
columns, beams, and slab.

CLASS B (1:2-1/2:5) – 2500 psi for concrete mixture and to be applied for concrete
slab, slab on fill, septic tank construction and countertop.

MIXTURE (1:2-1/2) – shall be used for mortar mix used for plastering, and CHB
fillers.

4.2 REINFORCEMENT: Standard Reinforcing bars of approved quality shall be used in


the construction of structural elements. It described reinforcement to the following
members:

16 mm dia. - for Column, Footing and Beam reinforcements.


12 mm dia. - for Slab and wall reinforcements
10 mm dia. - for slab and wall reinforcement, ties, and stirrups

DIVISION 4.0 MASONRY

SECTION 4.01 CONCRETE MASONRY UNIT WORK

PART 1.0 GENERAL

1.1 SCOPE OF WORK

1. This includes the furnishing of all labor, materials, equipment required to


construct all concrete masonry unit walls es shown on the drawings and
as specified herein.

2. The work under this section shall include but not be limited to the
following:

a. Concrete hollow blocks - 4” x 8 x 16 thick for all interior walls & 6”


x 8X 16 thk for exterior walls

b. Masonry reinforcing bars for concrete blocks - 10 mm dia. bars at


24” on center for all walls and continuously embedded on the
columns and 12 mm dia. For vertical bars at 24” spacing on center

c. Plaster - All plaster is 10 mm thick with the mixture of 1:2

PART 2.0 MATERIALS

2.1 MATERIALS

A. Cement
Portland cement shall conform to ASTM Specification C150, Type l.

B. Sand for Mortar


Sand shall be clean, durable particles, free from injurious amounts
of organic matter. The sand shall conform to ASTM specification
C144 or C33 as required.

C. Water
Water shall be free from injurious amounts of oils, acids, alkalis,
organic matter, and shall be clean and fresh.

D. Concrete Hollow Blocks (CHB)


Concrete block shall conform to ASTM C90, Grade N, and/or to the
Phil. Bureau of Standards SAD No. 15-2.

2.2 MORTAR MIXES


A. Masonry mortar for setting blocks shall be in the proportion of one part
cement to 3 parts sand or as otherwise approved by the Project Engineer.
Mortars shall be mixed with water in an amount compatible with workability.

B. Mixing shell be done immediately before usage.

PART 3.0 EXECUTION

3.1 EXECUTION

A. All masonry shall be laid plumb and true to lines and built to the thickness
and bond required with courses level and joints and bond uniform.
Masonry shall be carried up in a uniform manner.
B. Concrete blocks shall be laid in running bond, unless otherwise indicated
with joints not exceeding 10mm and uniform throughout and finished
slightly concave and smooth. All blocks shall be laid in a full bed of mortar
applied to shell and webs.
C. All necessary block cutting shall be neatly done by saws.
D. Control joints shall be installed at the locations noted and detailed on the
drawings.
3.2 LINTELS, TIES AND MISCELLANEOUS ITEMS

A. The contractor shall build in all miscellaneous items specified in other


sections to be set in masonry including frames, lintels, reinforcing steel,
electrical boxes and fixtures, sleeves, grilles, anchors, and other
miscellaneous items. Ail anchorage, attachments, and bonding devices shall
be set so as to prevent slippage and shall be completely covered with mortar.

3.3 GROUTING

A. Grout and cement mortar for setting structural columns, railings, frames in
walls and where otherwise required shall be done with mortar of 1 part cement
to 1 part sand, before placing grout, thoroughly dean ail surfaces. Grout shall
be tamped into place with a blunt tool to fill the entire void.

DIVISION 5.0 METAL

SECTION 5.01 STRUCTURAL STEEL WORK

PART 1.0 GENERAL

1.1 SCOPE OF WORK

Furnish all materials and equipment and perform labor and services
required to complete fabrication and erection of all structural steel and other
miscellaneous steel in accordance with the plans.

PART 2.0 MATERIALS

2.1 MATERIALS

A. Structural steel shall conform to American Society of Testing


Materials (ASTM) A-36, with Fy Of 248 MPa.

B. Electrodes for welding shall conform to the latest requirements of the


American Welding Society (AWS).

C. Use only approved brand of red lead paint and linseed oil for all shop
painting for structural steel.

PART 3.0 EXECUTION

3.1 EXECUTION

A. Tighten all bolts to a bolt tension not less than the proof load given in
the applicable ASTM Specifications for the type of bolt used.

B. Never let compression members deviate from straightness by more
than 1/100 of the axial length between points which are to be laterally
supported.

C. Let completed members free from twists, bends, and open joints.
Sharp kinks or bends shell be the cause of rejection of materials.

D. Give all steelwork, except those to be encased in concrete, one coat


of shop paint.

E. Make all work well formed to shape and size shown and assemble
as detailed in the plans.

F. Weld or bolt connections as indicated in the plans. Make atl details


of assembly strong with sufficient stiffness. Form joints exposed to weather
in a manner that excludes water,

G. Provide all work with proper clearances. Fabricate and install in


manner to provide for expansion and contraction but will ensure rigidity and
provide close fitting of sections.

E. Provide a protective coating which is resistant to alkaline, mortar and


plaster to be applied to all sections after fabrication.

DIVISION 6.0 WOOD AND PLASTICS

DIVISION 7.0 THERMAL & MOISTURE PROTECTION

SECTION 7.04 METAL ROOFING


PART 1.0 GENERAL
1.1 SCOPE OF WORK

A. Furnish materials and equipment and perform labor required to complete:

1.2 SAMPLES

1.3 GUARANTEE

The contractor shall issue a written guarantee to the owner to maintain


entire roof flashing and counter flashings in a watertight condition for a
period of five (5) years.

PART 2.0 PRODUCTS

2.1 MATERIALS. Corrugated Sheets - Gauge 26 galvanized iron zinc coated by


hot dip process.

2.2 GUTTER. Use Reinforced concrete gutters, with waterproofing, where


indicated in Architectural plans.

2.3 COLOR. Submit sample of each color available for Architect’s approval.

2.4 ACCESSORIES. Provide all accessories indicated in the drawings or


necessary for the completion of work.

2.5 ROOF FRAMING. Steel trusses, rafters, and purlins in epoxy paint finish;
Treated wood battens.

PART 3.0 EXECUTION

3.1 INSTALLATION OF SHEET METAL ROOFING

a. Space purlins to fit sizes of the sheets so that center line of purlins
will come of line 15 centimeters (6 inches) from bottom line of end laps.

b. Space intermediate purlins equidistant from purlins at end laps.

c. Minimum end lap shall be 25 centimeters (10 inches). Minimum side


lay shall be 2-1/2 corrugations.

d. Lay sheets in a manner such that vertical joints are broken. Lay top
sheets with side corrugation down. Nail upper end of each sheet securely
to 42 purlins with 8-d G.I. pail in the valley of every second corrugation. The
upper end of each sheet shall be covered by other sheets or by ridge and
hip rolls.

e. Secure lower end of first sheet laid at gutter line by straps to the
purlins after gutter hangers are in place. Use No. 24 gauge strap one inch
wide with corners clipped of at riveting ends. Bend strap around purlins and
rivet to the sheets.

f. Place first row of straps at gutter line. Then rivet the lower end of
every sheet to the sheet beneath at the top of every fourth corrugation. Such
rivets to alternate with rivets engaging top line of straps.

g. Rivet side laps with two lines of rivets staggered and spaced not to
exceed 23 centimeters (9 inches) on centers. h. Rivets must be anchored
on top of corrugations.

SECTION 9.1 FINISHES

PART 1.0 GENERAL

1.1 QUALIFICATIONS

A. Before specified material or system is installed, the manufacturer or


his authorized agent shall inform the Architect, in writing, that he has
familiarized himself with the Contract Documents, the environmental
conditions and the intended occupancy for this specified project.
Furthermore, he shall ascertain that his material or system is appropriate to
the conditions to be encountered therein.

B. Before specified material or system is installed, the manufacturer


shall Inform the Architect, in writing, that he is familiar with the quality of
workmanship of the installer and approves him as the installer of his material
or system for this specified project.

1.2 PRODUCT DELIVERY, HANDLING, AND STORAGE

A. Deliver materials to the project site with manufacturers’ labels intact


and legible. Where materials are factory packaged, same shall be delivered
in original sealed containers.

B. Handle specified Item and/or its components in such manner as to


prevent damage or deformation. Properly protect same from harmful
elements or damage by other work prior to its incorporation into the project.

C. Materials shall be stored in areas where products will not be


subjected to moisture or to temperature or humidity extremes.

1.3 PROTECTION

A. The installer shall protect any existing work subject to damage during
installation of specified work.

B. The installer shall protect finished work that is readily subject to


damage by subsequent work or environmental conditions.

1.4 CLEANING

A. At the end of each day, the installer shall remove from the project site
all accumulated trash generated by his work.
B. Upon completion of specified work, all surfaces shall be thoroughly
cleaned of dirt or other foreign materials in accordance with manufacturers
latest printed directions.

DIVISION 9.0 FINISHES

SECTION 9.04 CERAMIC TILES

PART 1.0 GENERAL

1.1 SUBMITTALS

Submit samples of each type and color of Ceramic Tiles, grout and joint
fillers. Samples of tile patterns shall be not less than 450 mm x 450 mm (18”
x 18”) in size.

1.2 PROTECTION AND DAMAGED WORK

Specified work and adjacent work and materials shall be protected against
damage during progress of specified work until completion. Spaces, in
which tile work is being set, shall be closed to traffic and other work until tile
has firmly set. Suitable notices shall be posted, or other provisions made to
the effect that no one shall work around freshly-tiled walls nor walk upon
freshly-tiled floor for not less than seven (7) days after the tile has set.

Damaged or defective work shall be repaired or replaced to the Architect’s


satisfaction. Cracked, chipped or otherwise defective tile will not be
accepted.

PART 2.0 PRODUCTS

2.1 CERAMIC TILE

A. Local Ceramic: Glazed and other unglazed tiles Sizes for tiles:
6mmx200mmx200mm 6mmx300mmx300mm
6mmx40ommx400mm
Refer to Schedule of Finishes for sizes.
B. DESIGN: Ceramic tiles shall have the sizes indicated on the plans and
all accessory tiles shall be in matching size; all accessory tiles shall be
as required for conventional mortar installation.

[Link]: All ceramic tiles shall be in colors selected by the Architect and
Interior Designer from the Manufacturers range of standard colors and
patterns in the specified products.

D. MORTAR. All mortar setting bed for use on floors and walls shall be a
blend of Portland Cement, graded sand, and additives, or equal.

2.2 GROUT

A. COLOR: Grouting shall be in colors selected by the Architect form


the manufacturer’s standard range of colors.

B. OTHER MATERIALS All other materials, not specifically described


but required for a complete and proper tile installation, shall be as selected
by the Contractor, subject to the approval of the Architect.

PART 3.0 EXECUTION

3.1 CERAMIC TILE FLOORS, CURBS, WALLS, AND BASE

A. Mix and use proprietary or trade-marked materials in strict


accordance with Manufacturers’ instructions, unless otherwise specified.
Cut and drill tile for proper fitting around all equipment-in-place without
damaging work. Rub down with an abrasive stone the exposed sharp edges
of cuts. Grind and fit carefully at intersection, against trim, finish, and built-
in items. Fit tile closely around outlets, pipes, fixtures and fittings, so that
plates, collars and escutcheons will overlap cuts. Before applying mortar
setting bed, establish border lines, if any; center field work in both directions
to permit laying pattern with minimum of cut tiles. Lay floor without borders
from center lines outwards. Make necessary adjustments at walls.

B. Install all trims required to complete the work.

C. The tile base shall join the floor surface with a cove shape. The top
of the base shall be a bullnose.

3.2 SETTING

A. Set ceramic floor tile firmly in setting bed, for a true surface. Joints
shall be straight, level, perpendicular, and of even width not exceeding 1/16
inch. Joints in floor and wall tile work shall be level.

B. Setting bed for mortar-set floor tile shall be placed to a thickness of


3-6 mm on a working area of not more than 1 sq. m. Solid-bed fixing Is

recommended for wet conditions and ceramic floor tiles, but, otherwise, the
adhesive should be horizontally ribbed with a notch trowel before fixing the
tiles.

C. Fix tiles by pressing into place, beginning at the bottom in the case
of wall tiles, and at center markings in the case of floor and pool tiles. Make
sure that the back of each tile is not less than 75% in contact with the
adhesive.

D. Clean off surplus adhesive with a damp cloth. Leave for a minimum
of 24 hours to set before grouting ceramic wall tiles with Grout. When fixing
ceramic floor tiles, no traffic should be allowed for 4 days after completion.

3.3 GROUTING

A. Mix the grout powder with water to a smooth thick consistency. Avoid
overwetting. Leave to stand for about 15 minutes before using.

B. Apply to the tile joints with the squeegee, brush, or sponge working
the grout in thoroughly to ensure total compaction. Remove surplus grout
with a damp sponge.

DIVISION 9.0 FINISHES

SECTION 9.07 PAINTING

PART 1.0 GENERAL

1.1 SUBMITTALS. Submit 2 samples of each and every color or finish (including all
coats). Where the same color or finish Is to be applied over different materials, samples
of each shall be submitted on different materials, where practical.

1.2 PROTECTION. Paint materials shall be properly protected from damage, providing
for adequate storage space. Take all necessary precautions to prevent fire, such as
keeping oily rags in U. L. approved metal containers or removing from building at the
end of each day’s work.

1.3 CLEANING. Upon completion of the building, the Painting Contractor shall remove
all paint spots from all finished work, remove all empty cans and leave the entire
premises free from rubbish or other debris caused by his work. He shall remove his
equipment from the premises. He shall clean off all glass free from paint spots and
smears and shall present the work clean and free from all types of blemishes.

PART 2.0 PRODUCTS

2.1 GENERAL

A. Materials are specified to establish the standards of grade and quality desired
for the work, principal pigments and vehicle types and minimum percentage of
solids content by volume.

B. The top quality / first class paints of the following brands:

1. Boysen Paints
2. Nation Paints

[Link] products of Manufacturers not named may be submitted for use


provided they are equal in quality and grade to the primers and finishes
specified as approved by the Architect. If substitute paint products are
desired, a statement shall be submitted to the Architect giving the
Manufacturers name, proposed primer and finish for each paint system,
analysis for each type of paint, and the use or uses Intended. Failure to
submit such statements will be cause for rejection.

D. In cases where the name of a brand or supplier is mentioned under a


particular specification, only paint or primer of that manufacturer is
acceptable, and no substitution shall be permitted on the grounds that the
brand specified is not available in the local market. Materials of one
manufacturer shall not be applied over that of another, except in the case
of shop primer coat.

2.2 COLOR, GLOSS AND TEXTURE

A. Refer to Finish Schedule. All work Is to be completed without deviation


from these unless written approval Is received from the Architect. No extra
cost shall be allowed because of the color variety scheduled.

PART 3.0 EXECUTION

3.1 GENERAL

A. Work-in-place, on which specified work is to be applied, shall be


examined to ensure that conditions are satisfactory for application of
specified materials. Any defect, which may influence satisfactory completion
of specified work, shall be report, in writing, to the Architect. Absence of
such notification will be construed as acceptance of work-inplace.

B. Do not apply exterior paint in damp or rainy weather or until surfaces


have thoroughly dried from the effects of such weather.

C. Before start of painting, remove finish hardware, accessories, plates,


lighting fixtures, and similar Items, as approved by the Architect, except UL.
Labels on Fire Door and Frames, which must not be removed. Use only
workmen skilled in the applicable building trade for removal and
reinstallation of finished item in-place.

D. The following items shall be masked or protected with suitable


covering:

1. Sealing1 caulking and glazing compounds (unless otherwise


directed by the Architect).
2. Glass.
3. Gauges, thermometers, and other recording devices.
4. Moving parts of machinery and other mechanical equipment -
such as: shafts, couplings, valve stems, and the like.
5. Coated decorative sheet metal work.
6. Sprinkler heads and the like.
7. U.L. Labels

PART 4.0 PAINT APPLICATION

4.1 GENERAL. Specified work shall be done by skilled painters in a workmanlike


manner. All spaces shall be broom-cleaned before painting is started. Surface to
be painted shall be clean, dry, smooth and adequately protected from dampness.
Each coat of paint shall be allowed to dry at least twenty-four (24) hours before
succeeding coat is applied. Finish work shall be uniform, of approved color,
smooth and free from runs, sags, defective coverage, clogging or excessive

flooding. If surfaces are not adequately covered, as determined by the Architect,
further coat shall be applied to the satisfaction of the Architect. Edges of paint
adjoining other materials or colors shall be sharp and clean without overlapping.

4.2 PAINT MIXING. Paint mixing and thinning shall be done only in accordance
with directions of Manufacturer. Paint must be strained free from all skin and
extraneous substances and shall be thoroughly mixed in a clean container during
use.

4.3 METHODS OF APPLICATION. Exterior first coats and Interior first coats shall
be applied by brush, except on shop-primed surfaces, which shall be applied by
brush or roller. All primer shall be applied by brush. Succeeding coats over field-
primed surfaces and all coats over shop-primed surfaces may be applied by
brush roller or spray. Distemper brushes are to be of approved type and less than
15 cm In width. Rollers for applying enamel shall have a short nap. Spray
equipment shall be as recommended by the manufacturer of the paint used.
Areas inaccessible to spray painting shall be coated by brushing or suitable
method.

4.4 COATING. Consecutive coats of paints are to be slightly differing tints except
in the case white. Each coat shall be allowed to harden before the next Is
applied. Rubbing down between coats is to be done with fine abrasive paper.
